When listing your home for sale, the details matter! Buyers will notice the little things and that contributes to their overall impression of your home and that intangible notion of whether or not it just "feels right" or doesn't. As top producing agents, we've shown hundreds of homes and here's our Top 4 list of things in your home that buyers are secretly judging during showings.
1)???Your Front Porch/Entry Way. It takes most agents about 40 seconds to gain access to the home. This is a long time for buyers to look around and observe. This is the first impression and they will notice dead plants, dirty doors, cobwebs, and seasonal décor that is 3 months out of season. So, plant some fresh flowers, wipe down your door, and flip out the hardware on your door if it’s rusty or peeling.
2)???Your Refrigerator. Yep, buyers will be peeking in your refrigerator. It’s not that you have to keep it all immaculate with labeled containers, but buyers do form dozens of little opinions that help make up their greater overall thoughts on the home. If your refrigerator is sloppy, unorganized, and gross…that’s how they will think you keep the rest of your home.

3)???Your Closets. This is along the same lines as the refrigerator. If your closet has pressed shirts that are color coded and your shoes are neatly organized, that not only makes the closet seem bigger but leaves the impression that you take pride and good care of your possessions. Also, nobody wants to see your dirty laundry, put that away literally and figuratively!
4)???The Smell. Whether you have pets or kids or whatever, every home has a smell! Rather than breaking out the diffusers, air fresheners or candles, your best bet is to go with clean! It’s the best smell for any home and doesn’t typically turn anybody off like some scents can. My favorite is the purple Fabuloso!
