“Too Good To Be True…”
The other day, I walked into a woman’s home… She is interested in selling her home and becoming a snowbird. With a smaller place here in Minnesota and another on the west coast.
Janice, the homeowner, reached out to me and asked if I was interested, as a real estate developer, in buying her home. “Yes, I am very interested in buying your home!” Was my response to her as I stood in her home.
“OK, what next?” She asked.
This is where my approach compared to other builders, developers and real estate agents drastically differs.
I walk into a home looking for ways to take care of homeowner's. Ways to help them make their transition easier. Because I feel it's an honor being asked to purchase Janice’s home.
You see, where this home is located… There are 6 other builder developers right outside her window. Building new homes. There are hundreds of other real estate agents she could have consulted. (In this case she had already talked with two).
So, for me having the opportunity to talk with Janice and possibly purchase the home she has lived in for twelve years. I see that as an honor. Which I never take for granted.
“Janice, What I am about to tell you may seem too good to be true. But, I assure you it is not. The reason it sounds too good… Is because I am focused on you and your needs. Not my own.”
From there I went on and told her all of the things I was willing to do in order to make her life easier and as stress free as possible.
“I am willing to purchase a dumpster so you have a place to throw out all the things you won’t be taking with you.”
“I am willing to close whenever is convenient for you. Because I know it will take time for you to figure things out.”
“I am willing to pay the price you propose. As long as it is a price I would consider as fair market value.”
“My team, is willing to assist in helping you with anything you need. Like finding a trustworthy realtor to help you buy a home on the west coast, helping you find a company to conduct an estate sale and if you need a mover… Well we have relationships with those companies as well.”
"Wow Tim!! That really does sound too good to be true." Janice said.
But, even with all that… I have one more thing I wanted to ask of you, “Will you purchase my home and allow me to rent it back? This way I can get the money for my home and then work on purchasing my next home on the west coast?”
“Yes! I would be happy to help you with that.” was my response.
A smile came over her face. Everything she wanted was happening. All of the pieces she thought would never fall into place… Are all coming together like magic.
You could see her shoulders drop, she took a deep breath and the look on her face was as if she wanted to give me a hug.
Psss…. I am all about hugs :-)
You see, it’s moments like this where we create a WIN-WIN scenario that makes doing what I do so much fun.
Sure, I could be like all the other builders, developers and real estate agents who walk into her home… Realize she has no idea what is going on… Then try my best to negotiate the best deal for me. Pinching every penny I can because that is how we measure winners from losers.
But, I don’t.
I measure winning and losing by the way I, Tim Murphy, make people feel.

I do this with a handshake, a smile and delivering on everything that comes out of my mouth.
In today’s world of Run & Gun. Profits = Winners!!
Sure, what I do may seem “Too Good To Be True.”

5 年Great Article. Can only change people's perception 1 interaction at a time. Although it may sound "corny" that has to be the way.
