Too Good To Be True
Have you ever seen that unbelievable deal? You know the one that could be the Deal of the Year, Decade or even the Century. Could this deal just be too good to be true? The answer is, yes it probably is too good to be true.
That being said, never dismiss a deal that presents itself to you no matter unbelievable it may seem. Somewhere within that stack of properties presented to you, there may very well likely be that fantastic deal. The same way your impulse would be to ignore it, dozens of others may have done the same. “Fire Sales” occur randomly and often perplexes buyers. This cloud of confusion gives a prepared buyer the opportunity to strike and perhaps pull off that deal of the year.
“Dumb Luck” does occur, but don’t hold your breath waiting for it to present itself to you. I will admit sometimes a little luck sometimes helps landing that phenomenal opportunity. As a Real Estate Investor, you have be able to take that little bit of luck and act on it. The idea of being at the right place, at the right time but means absolutely nothing if you do not take advantage of the situation.
Due Diligence is the key. Know what to look for. The better you and your team are at probing these properties with speed and efficiency, the possibility of landing great deals will be more likely. Be thorough and use the right tools to investigate your potential properties. Do not take the cheap way out by using only the free resources available online. Many of those sites and online tools are solid starting points but usually don’t have enough information to make an educated decision. One of my favorite things to do that’s very cost efficient, is to do is having a preliminary title search done.
There are many tools and strategies that both seasoned and first time buyers need to implement in order to make a good deal for themselves. I strongly believe that the foundation of putting great deals is a solid team. I hope my advice reaches individuals who find it useful and it brings them a step closer to making that “Deal of the…..”
