Hey there,

If you had told me years ago that I’d go from working in IT to owning and investing in multifamily real estate, I might have laughed. But today, I’m living proof that financial freedom and generational wealth are within reach—even while keeping your day job.

I’m Manny Del Val, an IT Manager by day and a multifamily real estate investor by passion. My journey wasn’t a straight path. I spent over 25 years in IT, working on cutting-edge projects, leading teams, and solving complex technical challenges. But something was missing—true financial security and the ability to build wealth beyond a paycheck. That’s when I discovered commercial multifamily investing.


Why Multifamily?

Many IT professionals spend years (or decades) building a stable career, but few take the time to build a stable investment portfolio. I was one of them. I always thought real estate was reserved for people with deep pockets or full-time investors. But once I started learning, I realized that multifamily real estate—specifically Class A, B, and C properties—offers a powerful way to create passive income, leverage capital, and the ability to scale quickly.

Unlike single-family homes, multifamily properties generate consistent cash flow, hedge against inflation, and benefit from economies of scale. With the right team, strategy, and execution, you can grow your portfolio without quitting your job or sacrificing financial security.


My First Steps: Fix-and-Flips to Multifamily

I started in real estate with fix-and-flips and Airbnb properties, but I quickly realized that while they generated income, they weren’t scalable. I also had to be on top of everything and the risks were tremendous. If I lost a renter in my duplex, I lost 50% of my income, and with Fix and Flips I had to deal with consistent struggle of dealing and working with contractors. I quickly realize the real wealth was in larger multifamily deals. I decided to go all in and invested in myself by going to a Mastermind and joining the CS3 Investment Academy.

In 2024, I invested in two game-changing deals:

?? A 30-unit luxury townhome community in Manchester, Tennessee

?? A 216-unit Class A property in Elizabethtown, Kentucky

These weren’t just numbers; they were opportunities to create value, improve communities, and build wealth—not just for myself, but for investors too.


The Power of Partnerships & Syndications

Real estate isn’t a solo sport. Through partnerships and syndications, I’ve been able to invest in larger deals with other like-minded professionals. The best part? You don’t need to be a full-time investor to get involved. By leveraging a self-directed IRA or passive investing, IT professionals and high-income earners can diversify their portfolios, hedge against market volatility, and start earning real passive income. This is exactly how I took the realms away from the financial advisors and invested on my own.


What’s Next? My 2025 Goals

For 2025, I have a clear vision: acquire at least 100+ multifamily units as a General Partner (GP) and scale to $10M+ in managed assets. The focus? 20 to 50-unit multifamily properties across Florida, Tennessee, Kentucky, Indiana, Texas, North Carolina, South Carolina, and Georgia.
