Tips for a Successful Home Sale

What does it take to sell your home in 2023? Proper preparation is key, as we're starting to see with the early Spring market.

Homes that show well and look move-in ready are getting multiple offers within a few days. Homes that need work and look rough around the edges may be overlooked for weeks or have to work with below-list-price offers. Still, sellers who hit the market while inventory is?low (yes, that's right now) will benefit from less competition.

Here are some simple suggestions to help your home shine:

  • Neutralize paint colors or touch up paint?
  • Replace carpet if worn, or have it professionally cleaned if it's in good shape?
  • Consider swapping carpet for LVP or hardwood floors, particularly in the main living and dining areas
  • Replace?dated light?fixtures or add lighting to help the home seem more updated, bright and welcoming
  • A fresh coat of paint on the door, a house key and front door lock that work smoothly, and a refresh of your house numbers and/or mailbox can help make a good first impression on buyers
  • Powerwash?outdoor sidewalks, patios, siding or basement stairwells?
  • A thorough house cleaning

It's always a good idea to work through these updates?with a professional listing agent who has access to reliable contractors and can help advise on colors and fixtures that appeal to today's buyers. Next, you'll?want to pick a realistic list price that fits with your listing strategy. If your home is in "retail" condition and shows like a model, with new major systems and renovations,?you'll be able to command a higher price. If your home is in "average" condition, you'll want to pick a fair price. Go through all the comps with your agent and adjust for your home's features and benefits plus the current market conditions. If your home needs a lot of work, is being sold as-is, or has a glaring flaw - then you'll want to list at a discount or wholesale price.?

A simple sign post in the yard is not guaranteed to result in a quick sale. Professional marketing and proper presentation are needed to?sell homes faster and net the most money.
