Tips from the Mummy
‘The Arthashastra’ (3rd century BCE - 3rd century CE) is an ancient Indian Sanskrit treatise on governance that recognizes the concept of private property. Influential until the 12th century, the text was considered lost until 1905.?However, in the modern world, it was Emerich de Vattel's 1758 "Law of Nations" which articulated the idea of private property.?Humanity's greed hasn't looked back since and buying your own abode continues to be everyone's dream.
?At '?????' {jhuND} we researched ancient texts to compile a list of tips for buying property that seem so antiquated that you can even attribute them to the mummies! A lot would have and has changed about the property market since the ancient texts were written. But then again, has it?

Getting started is simple | Activate your luck. If you don’t believe that you are lucky, you never will be. ?No one cares about failures – they are attributed to bad luck.?And successes are always something that you have worked hard to earn.
Learn to sell before you can buy | Planning your first house? Never forget, that everyone’s earning capacity and risk appetite varies.?So, don’t expect others to bless your risks. Manage perceptions and the generation gap!
Fall in love! | You are exceptionally rational and yet you will undoubtedly overspend. So, process a loan beforehand or know how much cash you have to spend - not to define your budget but to plan who will help you fund the overspend. Fall in love with them now.?
'Geography' is what puts 'History' in context | If you want others to quote your history, master the geography.?Look up long term government plans to understand future city development before taking the plunge!
A bargain will always be a bargain | You have remarkable connections but a better foresight! Learn to trust it. Don’t be na?ve and expect someone else to find you the perfect deal.? Remember location is the only thing that ever sells!
Don’t get emotional | A perfect adage. Stay away from anything that gets you emotional.?And if you ever believe that have you gotten the perfect bargain, look around. If you can't spot the biggest loser in the transaction, you are bound to regret it later!
Never bank on a quick buck | You are exceptional and will manage to trade your buy in six months for a handsome profit.?If it sells in six months, you will talk about it for years.?If not, then you will hear about it from your sweetheart for years.?
Submit to your love | Real assets appreciate above inflation.?Assuming a 10% yearly gain, asset prices will double in 7 years. So, even if you pay 5% more for a location that your sweetheart likes, will it matter??So, keep that ego aside.
No one can help you! | Apply all the logic but when it matters, it all goes out the door. Real estate is the single biggest cheque that we write in our lives. Beyond the logic, you will need a leap of faith to make it to the other side.?No one can help you with it. Remember marriage?
The Golden Rule | These rules only apply for first-time buyers.?If you are buying the second time, trust your instinct, get into bed with the banker and go for it!?Only destiny can stop you now!
