Tips for Finding that Perfect Contractor
Finding a good #contractor for your #flip can make all the difference. Many people before you have learned the hard way, that the wrong contractor can bring a quick 3 month flip to a long drawn out nightmare. Don't worry, you can learn from good education which starts with doing your reading.
Here are some pointers to find the right one:
1. Ask for recommendations. Don't ask from your friends. Instead ask from people in the field that you already trust, for instance your agent, lawyer or lender. Also utilize other flippers in your network and ask them who they've used and why. A great place to meet fellow real estate investors is at local meet-ups.
2. Go and see their work. Even if they come recommended, go see for yourself. Ask for before pictures for the property you are viewing.
3. Meet in person. It is important that you feel comfortable with your contractor. You need to be able to communicate with them and trust their work. Go with your gut.
4. Ask about their previous experience. This sounds obvious and it is. But what's not obvious is to ask about some of the mistakes they see on the job or what they can foresee would slow down a project. Don't be afraid to push your questions.
5. Ask them about the price ranges they work with. While doing so find out if they have connections with places for materials they use.
6. Understand the breakdown of the team they use. How experienced are the workers? Has their team worked together for a while, or are they new?
