Great to see two client properties sold this week, with very happy buyers and sellers! From these two fresh-out-of-the-oven sales we can tell you that right now:

2. Overall buyer enquiry and viewing numbers are lower, so strategic and smart marketing is important again. Quality matters, not quantity.
3. Working actively with and supporting potential buyers is critical. One of our sellers yesterday has just bought in Auckland and remarked that none of the multiple different agents she encountered called her after she viewed the properties they represented or helped them make any of their multiple purchase offers…just staggering to hear this but I’m afraid it’s much more common than people realize and not an Auckland problem. Do your research…cheap fees are cheap for a reason!
We are NOW moving back to a market where agent skill and service means everything for sellers, whether they know it or not.
For buyers, stock shortages underpin the need to be competitive and continue to work on cash unconditional offers. Oh and ignore those price estimate websites… get a hold of actual recent sales over the last few months and work off those, or risk getting it massively wrong. If you’re buying through us you will have the sales given to you and as much time and support as you need to make your best offer. If you're not getting this from an agent…demand it as anything less just isn’t good enough.
