Well like my Dad used to say: “No time like the present”…
So I wanted to take an opportunity to answer a question I frequently get. " When is the best time to buy a commercial property? "
So I polled members in my inner circle and without fail the answer was: Always!
Ok, let me explain…
There are good deals in any given market at any given time. I bought a 50,000 square foot behavioral mental health hospital after the September 11 attacks. People thought I was crazy given what was going on in the world. I went ahead a refinanced that property and my investors and I pulled out $2,000,000 – yes $2 million.
In 2008 I syndicated an $8 million dollars single-tenant grocery store. Everyone knows what was going on in residential real estate and commercial was “next”. What people didn't know was how good the deal was and it was guaranteed by a very wealthy family for 20 years – what was going to go wrong? That property was recently sold for a huge profit.
The run is finding these properties. Remember I don't buy properties at “retail” prices. Most of the properties I buy are not even on the market! I'm interested in the answers to the following questions:
1. Can I raise the value of the property in the next 18-24 months?
2. Can I do this without investing a ton of capital?
3. Can I sell or refinance the property within 36 months?
Remember it's all about the numbers and assumptions about how the numbers will look in the future with investment properties.
You have to look at a lot of properties to find the one that's worthy of additional consideration. That's a process and its one I teach well as to not waste time. There is an art to get these deals filling your pipeline – an art I have perfected over the years through trial and error.
