A timber garage V's the rest

The team at Coltman Bros can now reveal the results of its recent research into the most cost-effective building material for an average 30m2 garage and the results aren’t as straight forward as you think.

We will from the outset offer a big disclaimer, that we understand every individual see’s things differently to one and other and that any garage has its own individual characteristics, but the overall consensus is that a well built timber construct is probably the most aesthetically pleasing structure.

But a garage is functional and depending on what the usage of the building is, for example, is it just for storage or, are you looking to use it as a workshop, what are you keeping in it and why and the list goes on. So once this has been determined then the cost can also make a fundamental difference to your selection.

We also appreciate that there may be windows, doors, different roofing options, guttering and security to consider but we have kept this process as simple as possible.

Based on pricing in August 2023 and in October 2023, this was the outcome of our research

Timber, Aug price ￡450 - 500 per sq. m, Oct price ￡350 - 400 per sq. m

Brick, Aug price ￡300 - ￡400 per sq. m, Oct price ￡400 - ￡450 per sq. m

Concrete, Aug price ￡150 - ￡400 per sq. m, Oct price ￡250 - ￡350 per sq. m

I am sure you will agree that the poll we published last week gave us what we thought where typical results for the time of year and market conditions, but to highlight that, back in August, just six weeks ago the price comparison was somewhat different and if you where looking to purchase a standard 30m2 garage you may have been steered by your wallet, to a brick built structure instead.
