Magnanimity of Aleem Sab
Proposal from people of Mysore to get a few projects started based on Halal Housing scheme has been active for quite some time. I was in serious talks with my mentor and developer of Eden Gardens, Mr.Aleem Sahib (7760391401). He has some premium plots in his layout Eden Gardens, Rajiv Nagar that he was willing to offer to do apartment projects. When the discussion is still on, the proposal for the TilakNagar property came in through another good friend of mine, Br.Tousif (9534415297).
We had to choose between the two properties - RajivNagar or TilakNagar, where to start the project first. So, I spoke again to Aleem Sab as to which one to select first. Without any hesitation, he asked me to immediately take up the TilakNagar project, even putting his own property to take the back seat. I was humbled by his magnanimity and gesture. By getting a few projects started in his own layout, he would have got a much greater appreciation. But this gentleman preferred to benefit the community first than his own self. Hats off to Aleem Sab. You are a true leader!!
But once we successfully complete the booking for our TilakNagar debut project, our next step would be to pick up a few of his plots in Eden Garden and start our projects there. It is one of the finest layouts we can see in the entire Mysore. Undoubtedly, Aleem Sab has put his heart and soul into the development of this layout. I have been associated with him for the last seven years and he is a truly inspiring personality. Location Details
Property Details
It is an ancestral property belonging to Mr.Syed Jabir Hassan, originally built during the time of the British, almost 100 years old. The total extent of the land is 10,250 square feet with an 18 feet approach road from the main road. We will be soon entering into a Joint Development Agreement (JDA) with the landlord in order to develop the property. The current property value is approximately 6.00 Crores (@ Rs.6000/- per sq. ft) and the landowner has accepted for a sharing ratio of 30:70, with an upfront payment of 1.30 Crores in order to clear some of his debts. Project Details
The plan is to have a total of 40 units - 8 units per floor into 5 typical floors, with the entire stilt floor for car parking. All units will be 3-BHK with an average super built-up area of 110 sq. ft each. The price per square feet will be Rs.3699/- per square foot. Remember, this is only the pre-launch price.
Note: The total cost is divided by the number of units that comes under the developer share.

Here is the downloadable version of the beautiful floor plan made with lot of efforts by our architecture team. We have made all the units as spacious 3-BHK with ample lighting and ventilation. All units in a floor are connected with a single lobby consisting of two elevators and a wide staircase. Most of the bedrooms are with an attached toilet to provide maximum privacy.

Financial Model
The total cost of the flat has to be paid in the following manner under the non-interest based Halal Housing scheme. We will ensure principal security for the investment and it is an attractive offer.
Best Investment Opportunity
With an initial investment of only 36% and the staggered payment over a period of 36 months, the investor can get a minimum return of 2.0X in the form of asset realization. The rental potential is also quite high with the rental of at least Rs.30,000/- for a 3-BHK flat in that area which is 10% Return on Investment, Year on Year. Off late, we are not doing any projects without the involvement of the members of our elite club called Promoters' Club. This is an ecosystem to promote a healthy and productive environment not only to promote our projects but also make the members to earn a decent lively hood by referring their friends and relatives to become our customers. The members of the promoters' club are entitled to get at least 1% as the promoter incentive and it will be given to them as soon as the Customer gets on-boarded into our project.

Halal Housing provides affordable housing to the middle class families under the non-interest based EMI scheme. So far we have delivered close to 20 projects of various sizes in Bangalore alone. Now we are fast expanding to other major Indian cities as the demand for housing under this scheme is huge.
Our pricing is at least 25% lesser than the market value without compromising on the quality of construction and other standards. Under our scheme the customers are supposed to pay 40% at the time of beginning of the project and balance over a period of 2.0 to 4.0 years (depending on project) in the form of non-interest based EMI.
