Three Experts' Tips for Property Maintenance During Winter

Canadian winter is famously known for its dragging, long tail. Just when you might wonder if spring has come on a warmer, cozy day, you will soon see the temperature plummet often with heavy snow.

If you are a wise, proactive property manager or owner, you should have carefully prepared your asset for extreme weather conditions before winter. Even if you checked all the boxes, your property could still get damaged during winter (although much less compared to when not prepared at all) depending on your property's geographic area, age, and restoration history.

Here are three things you should check during winter to maintain your property always safe, fully functioning, and durable.


How is Your Flashing?

In roofing, flashing is a flat, thin piece of metal. Its main function is to prevent water from entering the roofing system by delivering water away from the seams and joints. Because it is fundamental for safe roofing, regular replacement (usually once in a few years) is strongly advised.

Many property owners and managers forget to look at flashing when it comes to maintaining the property during winter. Especially when they have recently placed in new flashing, they easily assume that it won't cause any problems and rule it out from their checklist.

While new flashing is less likely causes problems than aged one, any flashing could quickly become loose or warped. When broken, snow or icy water can enter your roof, leading to many serious problems.

If the weather in your region is expected to be extreme, make sure you check your flashing. Here is a great expression that perfectly fits this case: " “A stitch in time can save nine.”


Check Your Gutters

Gutters are usually the first place to signal potential problems when heavy ice or snow hits the property. They need to be checked regularly before severe build-ups (such as ice dams) form.

For instance, if your gutter is left with lots of ice, it will get weaker due to added weight. The most serious case is when the gutter is completely torn apart, leaving substantial damage to your property's structure.


Don't Forget Your Attic

If your property has an attic, make sure you check its condition even if you don't use that space. Your attic is right below your roof, therefore, its state directly represents the condition of your roof. For this reason, your attic must be frequently checked year-round.

Any signs, however minor, of leaks must be dealt with immediately before they become more serious. Also, make sure your attic always has great ventilation and insulation as it may directly impact your roof's condition.
