Thinking about getting into Real Estate part-time, at first? Here's what you need to know!

Thinking you might want to get into real estate and sell nights & weekends until you can quit your full time gig? Doable? Absolutely! But might not be as easy as you think.
Look anywhere online and you'll find that it typically takes months to earn your first commission. Very few people can actually jump in with both feet and can afford to just not earn a paycheck for a while. So starting out part time while still earning your full time paycheck seems like a good solution.
You have to sacrifice something though, if it's not a few months worth of paychecks, it's going to be a few months worth of free time, family time or even sleep!
The first step is figure out how much income you're going to need to replace, or how much you'll need to earn to cover all of your expenses. Don't forget the added costs of independent health insurance if you're ultimately going to be giving up your employee plan. You're also going to have some start up expenses as well as ongoing business expenses.
Next, decide realistically, how much time you can really commit in addition to the responsibilities of your full time job. How much of your family time, time usually spent cooking dinner and packing lunches for the next day, how much of your weekends, are you willing to sacrifice?
Then finally sit down with an experienced person in the field and find out what the "job" is really like. Create a business plan around the time you have to commit and learn about what sales building activities you'll have to spend that time doing. By committing the time you have, how long is it going to take you to replace your full time income? Can you cut back on your full time hours gradually? There's a lot to consider!
But once you decide it's right for you, being in business for yourself, especially in such an exciting field with the opportunity to help so many people realize their dreams, it can be incredibly rewarding and can help create financial independence for yourself. There is more to consider though. What company should you join? Should you be an independent agent or join a team? What type of team structure is right for you? How will you get trained?
