  • In this environment, rent growth remains strong and senior housing occupancy is experiencing a robust recovery with historic absorption growth of 40% year over year .

Many investors are keeping their eyes on the Federal Reserve and what action they'll take in mid-September. Excellent information. I have been watching this market for some time now and I've been noticing the same trend. One thing is to incorporate hospital facility or assisted livening guidelines into planning to take the stress off of residents and healtchare workers alike.

The average age of a senior going into assisted living is 82 years old. The oldest baby boomers are 77. In 5 years we will start a 20+ year run of seniors in assisted living. Currently there is actually an oversupply on available housing.

Make sure you invest with a proven and well ran owner / operator for management, or it can be a challenge. There is a wide spectrum in the senior living industry post covid. The good ones weather recovery quite well … great construction also begs great management for ROI. Great article Jeff.
