Here’s a story of two cities, 3 clients and 1 home.

It does have a happy ending. It just took several tries.? Most agents will agree that a home that’s staged, in great condition, in a great area will sell fast.

In this market some homes still attract offers even if the price is a notch or two above where area stats say it should be.

My clients were no different.? A parade of showings over 5 days.? Several offers by the weekend and my customer accepted the best terms.??

He had relocated his family to another state and was spending 2 weeks a month working in MD.??

Then the hidden reality of this market hit him.? Not once but twice.??

A buyer with pre-approved credit proved to have a hole in their file due to a non-disclosed error.? Ok, in this market, rinse and repeat right??

Think again.? The second time we’re on the market … BANG … another series of offers in half the length of time as the first round.??

The seller chose the one that fit him best.? Even with a contingency of the new buyer’s present home selling as it was already under contract.??

No problem … unforseen buyer finance issues on their end and cannot sell the home.? My seller is anxious.? We walk from this opportunity and try again.

Only this time, we reach out to every agent that has shown this property already. One agent with out-of-state clients shows interest.??

We rejected her earlier offer as it had a contingency of sale as well.? Now things are different.??

Their home is settling in a week. Their marching orders for the US Army demand they both report to Maryland by month’s end.

No home to live in yet.? Best to not keep Uncle Sam waiting.

In less than a week we had this home under contract with a move-in date and quick settlement.??

The difference-maker?? Paying attention, saving all our notes.?

We reworked the lead list that we had from both rounds of showings.?

In doing so, we made both families ecstatic.? The buyers had their dream home … the seller could finally ‘go home.??

The neighbors children now had new friends of the same age to play with.

We asked ourselves … ‘what’s possible' and the answer was easy.?
