Things you need to do for the annual Air Handling units’ maintenance!
? Switch ‘off ‘the Isolator
? Check the unit for wear and tear
? Check the motorized valve function from BMS
? Remove pre/bag air filters, check for any damage and clean them
? Inspect and clean the air filter railing
? Check supply fan motor for normal function (speed, noise and vibration. etc.) and lubricate the motor bearings as necessary
? Wash the supply blower assembly
? Check the V belts for wear and tear and replace/adjust the tension accordingly
? Check fan exhaust motor for normal function (speed, noise and vibration. etc.) and lubricate the motor bearings as necessary
? Wash the exhaust blower assembly
? Check cooling coil for any leak, spray cleaning agent on the cooling coil and pressure clean properly
? Examine and declog the drains
? Check the heat recovery wheel and clean with air blower or water if required
? Inspect the V belt for wear and tear and replace or adjust the tension if required
? Check any pitting or corrosion, clean and paint the affected area if required
? Check and clean the CHW strainer and check the pipe line insulation and fix any damage
? Check the fresh air intake and clean
? Clean the Sensors
? Check for any obstruction in static pressure tubes
? Ensure proper operation of isolation valves and lubricate them
Electrical
? Check and tighten all loose electrical terminals and replace any fused panel indicator lamps
? Examine the control panel contactors, fuses and other components for proper functioning
? Ensure proper Earth connections
General
? Inspect duct and flexible connections for any damage
? Clean the area as soon as you finish the work
? Switch ‘ON’ the Isolator
? Check the blower motor operating current and record. MOTOR CURRENT: ___ Amps
