Thank You for a Great 2020!
Thanks to clients and people just like YOU, 2020 was a record year for #SageWilsonPropertyGroup! And we’d like to share a quick #2020YearInReview, along with a market update.
Congratulations to our clients who purchased property in 2020! We helped first-time homebuyers (so FUN!).
We helped past clients in search of more land with the new “stay-at-home” lifestyle. We assisted investor clients. We helped families and individuals with their relocations–both into and out of the Austin area. We are so appreciative of our diverse client base–YOU are why we LOVE real estate!
As 2020 drew to a close, the real estate market’s pace picked up. The number of offers on homes grew, and many properties received offers far exceeding their asking prices. New construction became harder to get under contract, and build times began to grow.
Then...January 2021 hit…
We are now seeing even less inventory, higher offer amounts ($100,000 over asking price isn't unusual on anything less than $700,000), a CRAZY number of multiple offers, full appraisal waivers, AND very creative tactics like 5-digit option monies.
In this type of market, you win some, and you lose some...and winning is definitely taking longer than it did in 2020 for our Buyers. Our Sellers have had the luxury of crazy high prices while also getting pretty much everything they needed and/or wanted.
What the Spring Market holds is anyone’s guess...it would be really great to have a crystal ball! With all the new companies and people moving to Central Texas, it seems that things will continue their upward trend.
