Tenant looking to sue the landlord for rising dampness under the 'Homes for habitation Act 2018

Rising dampness reaches incredible heights.

We were recently instructed to undertake a damp survey by a landlord, to one of their rented properties, following receipt of a solicitor's letter claiming, 'Rising dampness' was affecting the gable elevation of the property under the 'Homes for habitation Act 2018.   

The tenant had instructed three 'Free surveys' which all confirmed rising dampness, and recommended a new damp proof course to the whole gable elevation, all with different cost and specifications.

Our instruction being to provide a specification and price to address the 'Rising dampness' on behalf of the landlord. 

On undertaking the inspection to the gable elevation, I established a remedial dampproof course had been installed and no rising dampness was affecting the gable elevation or any other walls of the property.

Following a discussion with the tenant, I was matched outside, where I was informed the staining to the external gable elevation was apparently 'The worst case of rising dampness' one of the surveyors who provided one of the free surveys had ever seen.   

Olympic Construction have Chartered Engineers who are qualified and registered with the Property Care Association (PCA).

If you require a correct diagnosis relating to dampness and timber defects within your property then contact us it’s a lot less hassle and cheaper than being sued by your tenant.

Hi adrian I have a terraced property think it has suffered structural issues with CWI that was subsequently extracted...really badly. Have damp issues no one can pin point as above dpc and possible wall ties are these all areas you could give an honest opinion,advice and quote on? Or recommend a structural surveyor?

“Worst case ever...”?? Another favourite of mine is “The other guy told me my walls were 99.9% damp”.
