What is interesting about this article is that if you weren't reading carefully, you may have missed a partnership that very few people believe exists.
It speaks to the fact that IT and Real Estate are two of the most in in-demand careers. True as that maybe, what is also important is to realize how IT/Technology and Real Estate work hand-in-hand. Not only for buyers and sellers, but for those who are interested in listing and selling, and who are interested in the various aspects of real estate that marries technology now, more than ever.
My own first noted?technology-based relationship to real estate, was and still is the Multi-list services. This is a service initially was only to real estate agents.?Today, even buyers and sellers have access to virtually the same information as a real estate professional, even if through a third party, such as Zillow, or Realtor.com (1996)
It is not new, but understated, how often the average person who is looking to buy or sell any portion of real estate from land, to houses, from leases to commercial properties, rely on technology more
today than ever.? It is evident when any information desired can be easily accessed by way of their laptops, their laptop? or their cellphones.? This is a long ways from the good ole days of carrying phone-book size references of active listings, Under Contract and pending listings, Expired and Sold listings, respectively.
?As quiet as is it kept, a person who is a specialist in technology today, with a real estate license is equal to a bilingual specialist! The difference today is the technologically enhanced, licensed real estate professional is a walking testament of how information and technology co-exist to bring about change, and wealth. Did I say bi-lingual, earlier?
There is no end to how someone who is committed to becoming successful can use this marriage of real estate and technology. If you have the ability and the skill set to speak more than just one language, you should be able to command an outstanding, multi-level, even extremely powerful stream of passive income. Why??Because you have found a way an extraordinary way to make real estate and technology work together on another level.
?As a real estate professional from the late 90's to the early 2000’s, the person who worked on the numbers in an isolated room in the basement, or the backroom with stacks of papers and books, is now more than ever, able to command their weight in gold because they are capable of cornering a portion of the market with their awesome skills of being biliqual; having a real estate license, and they can be more than just the "IT guy/girl".? They are a potential moguls in the making. Going further into the 21st century, it is no doubt that very few who were real agents during my earlier years would have given it second thought about getting a certificate, let alone a degree, in any form of computer science and/or technology. Like me, we just wanted to help clients sell and buy property. We didn’t have time to learn how to work the “computer”.
With the exception of this article, real estate and technology are rarely discussed as simultaneous careers, yet the two careers have been carrying on a clandestine relationship, right in front of our very eyes, for at least the last 2-3 decades. For example:
Zillow (2006) was originally a tech-based company, with agents seeming to be a by-product to build its business.
?Keller Williams (1983) started out as an Agent-based company with technology sitting in the wings, to help steer the ship that helped Keller Williams to grow to be one of the most successful real estate-based companies that turned to technology within the last decade to take their business to the next level.
?EXP Realty (2009), just boasted of 81,000 agents. It is a cloud-based operation (technology-based). You may see their agents from their home on
Zoom (2011), or when you meet them at a property in person.
?As a buyer or seller, an agent is hardly at the closings anymore. Because more and more closings are conducted virtually. Signatures that are required to be “wet”, are acquired through technology, where applicable. Or, they acquired through a third party who travels to the parties, obtains signatures like an Uber? driver and return them to where they belong.
?In my final years as a Realtor, I am affiliated with a hybrid company.
Canzell Realty (2011), based out of VA that meets over virtually through their meetings, Training, Recruiting and other sales-related activities. Canzell Realty is now located in 18 States since 2011. Their claim-to-fame is to offer free technology and a tremendous opportunity to grow wealth through revenue sharing vs profit sharing.
There is no reason why if you are certified, at the very least, in some form of technology that you shouldn't also get a license as a real estate agent. These two industries have traveled the same dusty trails for quite some time. Very few of us see the overall benefit of having them as a dual career, but that wheel has already been invented.
Isn’t it time we encourage the next generation of future real estate agents, executives technologists and entrepreneurs, to take a new look at the relationship of technology and real estate? Not just as end-users, but as innovators and entrepreneurs? I think it is only fair to say that a tremendous set of opportunities await the next generation.?Let’s not let them miss out! ?########
