I was invited to share my wisdom with Ian Quayle of Property Law UK in their April “Ask the Expert” segment In this article, I explained key aspects of what brought me to residential conveyancing, and how I would deal with some aspects of the modern process.

Heard of iSpoof?
In February this year, the Police successfully dismantled a major international fraud website called iSpoof. The iSpoof website allowed criminals to impersonate representatives from various banks including Barclays, Santander, HSBC, Lloyds, Halifax, First Direct, Natwest, Nationwide, and TSB.
Based on a report prepared by LexisNexis , it shows nearly half of all law firms are most concerned with consumer fraud.
After all, who wouldn't want a piece of the pie from a multi-billion pound industry? We have all heard of physical biometrics, but what about Behavioural Biometrics?
The LexisNexis report highlights a new biometric offering which measures and uniquely distinguishes patterns in human behaviour (not just eyes and faces). Behavioural biometric capabilities assess how an individual interacts with that person’s device to determine whether it indicates bot activity, a fraudster or a genuine consumer.

What is a Quantum Computer?
You have probably heard the term Quantum Computers and thought about NASA or some high-tech lab hiding in the Nevada desert. But what is a Quantum Computer? Quantum computers are like mythical creatures, shrouded in mystery and just as hard to find. They are not your typical desktop or laptop computer – they operate using principles of quantum physics instead of the classic laws of physics.
But what does that even mean?
Well, for starters, they have the potential to solve problems exponentially faster than today's most advanced supercomputers. It's like upgrading from a tricycle to a rocket ship. But don't be too quick to jump on the bandwagon – the technology is still in its infancy, and the kinks are still being ironed out.
Today's modern law firm embraces technology and uses it to its advantage. The legal sector is spoilt for choice when it comes to technology, we are not expecting a law firm to buy a Quantum Computer, they start at an eye-watering $15 million! But we can help you choose the right tech for your law firm, and avoid a costly exercise and wasted budget. And of course, we will be keeping our eye on emerging tech (including Quantum Computers!).

Conveyancers call for improved CQS policing and staff training as enquiries soar
We love the CQS Core practice Management Standards, and it is a great framework to base your working practices around.
We work with conveyancing departments to ensure that they have the correct policies and procedures.?Finding gaps is a frequent occurrence, as is “off the shelf” policies that are not being adhered to.
We then work with you to ensure that what you document in your policies is what actually happens on every file, and that decisions are recorded.

The lack of enforcement around the CQS is not a reason to ignore what you should be doing in your department.
It’s only a matter of time before there is one “case” where a firm is made an example of,?for repeatedly confirming to the Law Society that they have everything in place each time they apply for accreditation/reaccreditation.
