Talking Points -- Week of April 24th

Strong real estate.?It’s not even a sign of strong real estate anymore. It’s undeniable and playing out exactly as anticipated.?This is the first week where every statistic we analyze is more than a trend in anticipation of a strong market. It’s evidence.??

  • Inventory, list to sale price, days on market, showings, increasing values … All of them are strong, seasonal, and exactly as we expected.
  • Inventory -- As of Friday, we had 4,627 homes available for sale. We haven’t seen that high an inventory level since 2020.?Expect inventory to continue to climb as more people emotionally adapt to higher interest rates and decide that living where and how they want to live is more important than the love they have for the interest rate on their current home.
  • Pricing -- Yes, prices remain below last year at this time, but they are seasonally climbing.
  • Is there a shoe we are expecting to drop??No.?There has always been some world conflict, battles in Washington, and questions about economic policy. Worrying or hoping about what might or might not come is an endeavor that has held millions of people back from owning real estate over the last decade.??
  • It is smart to continue to watch inflation, mortgage interest rates, Fed policy, and other weird movements in humanity.?We can’t control it, we can only watch, learn, anticipate, and wonder what impact these things have.?And then pivot.????
  • As the inflation numbers are released in a couple of weeks, expect a slight decline in mortgage interest rates and a continued increase in buyer activity.

Right now, we can simply say that Colorado Front Range real estate is incredibly strong, and all fundamentals point to it remaining that way for the foreseeable future.
