Tackling the Real Estate Speculation Frenzy

We are a week into the new year, and get this, I finally see an inkling of calmness to the real estate frenzy that we all been dealing with in the past year.
Call it what you will, but all markets work on ONE SINGLE FACTOR.
SPECULATION.
You know how that one aunt gossips in the family, and all you really need is her to spread the word around in the family. Next thing you know it’s calls after calls, and practically everyone you know has dibs into your secret.
Yeah. That aunt is the speculation brigade right there.
Think about it.
Interest rates news hits the market, and the wheel starts turning. News blows up. Experts talk. It all spreads like wildfire, and before you know it the market is moving either up or down.
It’s that fast.
And that effective.
But also scary. (a little more than that aunt probably)
Which makes me wonder if we are all in-fact tuned into the right propaganda.
It seems we all somehow start out with the same information, and yet end up on completely different platforms.
I get it. I get having varying opinions. I get having aspects of the news picked out minutely and then discussed to exhaustion. I get people having preferences.
Which is probably why I appreciate that one phone call that came my way days into all that noise.
That person had only one question for me.
“Can I still buy a house?”
It wasn’t a question rooted deep in rumors or mindless chatter. It was a question directed at my silence, a trait that I tend to practice most when loud voices of unhelpful speculation flood the crowds.
It wasn’t a particularly long conversation, but those ten minutes probably offered that first time buyer more clarity than the chaotic internet ever could.
And it isn’t because I give reasonable advice, which I do.

Neither because the buyer had acute real estate market sensibilities, which he did.
It was because he made a choice to see beyond the frenzy and seek assistance likewise.
It was because he knew, just as I did, that silent observation paired with good judgement is all that one would ever need to make profitable decisions.
Silence and noise each have their place. It’s important to know when to use them.
That buyer will most likely meet his real estate goals this year because he didn’t let the madness of chatter get to him. But there are many who are still drenched in it.
My advice for this new year?
Let’s try something different.
Let’s speculate, but in the right places.
Let’s talk, but only when needed.
Let’s hear, and filter out the junk.
Let’s just be a little less chaotic, a little more organized in our thoughts, and make effective choices to get us closer to our destinations.
Because at the end of it all, it’s only just that.
A speculation.
A dodgy little aunt whom we all know tweaks around the facts to make the story a little spicier. And by the time you get to hear it, the story has taken a 360-degree turn and no where near what actually happened. eye roll
So take all this crazy information hitting you from all angles with a grain of salt, and focus on the base level facts.
Focus on that, and go from there.
And trust me,
You’ll get home.
