As everyone heads home for the holiday season, it’s the perfect time to pause, reflect and appreciate the journey we’ve shared this year.

We’ve achieved significant milestones across strategic property transactions and lending growth. We’ve embraced challenges, celebrated wins, and laid the groundwork for an even brighter future.?In this year-end review, we’ll take a closer look at the highlights that defined 2024.

TAB Property: A year of growth and returns?

One of TAB's core missions has been to democratise property investment by providing access to high-quality assets for thousands of investors. This year, we've made considerable progress toward this goal, with over 130 individual investments in TAB Property across five different opportunities. We currently have a sixth investment live and open for participation. The advantage of partnering with TAB lies in our agility and commitment to maximising investor returns. This approach has already yielded results, as demonstrated by our recent sale of the Travelodge Snaresbrook property, which exceeded initial return projections.?

The successful sale of Travelodge Snaresbrook, one of our early TAB Property investments acquired in January, represents a significant milestone. Having sold the property, we're delighted to report exceptional returns for our investors. This deal serves as a blueprint for anyone seeking access to premium UK property investments and their potential rewards. After receiving an attractive offer, we carefully evaluated the opportunity and determined we could deliver returns surpassing our initial projections. The investment delivered a total return of 11.62% over just ten months, comprising 7.62% in income and 5.00% in capital gains.?

Throughout the year, we've curated a diverse range of investment opportunities to help investors build truly diversified portfolios. These have included properties offering long-term sustainable income backed by strong tenants, as well as assets generating substantial value add. Our latest offering, TAB Property: Holborn, combines both approaches in an exciting asset management opportunity. We're acquiring this property below market value and its strategic location near Holborn Underground Station, coupled with multiple value creation strategies, makes it a particularly compelling investment proposition.?

TAB Lending powers forward: 2024 in review?

While TAB Property continues to thrive, our lending division remains a fundamental pillar of our business. I'm delighted to report that TAB has more than doubled its loans completed throughout 2024 compared with 2023.?

This year the team completed 191?loans, which amounted to £163.7m. The momentum accelerated in the final quarter, with £83.7m deployed across 93?loans. The portfolio is well balanced with 41% being allocated to residential properties and 59% to commercial assets. Looking ahead, we're positioned for a strong start to 2025 with a robust pipeline of £78m across 137 loans. This promising outlook follows a year of 4,616 loan enquiries totalling £6.67bn - demonstrating both the market demand for our lending solutions and our rigorous approach to selecting the right opportunities. ?

Driven by our commitment to innovation and a technology-first approach. The significant growth in loan volumes and enquiries reflects a buoyant market sentiment and the trust that brokers and borrowers place in TAB. We remain focused on blending technology, sustainability, and personalised service to meet the evolving needs of the real estate finance sector.? ?

Connections: A year of events!

Throughout 2024, we've actively engaged with our broker and investor communities through a diverse calendar of events.?From our early-year broker breakfasts to our presence at MIPIM, where we connected with investors and property professionals, we've maintained a strong industry presence.?

Our team participated in key events including The Financial Reporter roadshows in Watford and Leicester, the Balance for Business Meet the Funders event and the NACFB show.

We also strengthened our relationships through our signature social events, including our annual Golf Day and more recently a padel tournament. Our team conducted thousands of broker meetings throughout the year, demonstrating our commitment to maintaining strong, personal relationships within the industry.?

Celebrating our broker standouts ?

Our success wouldn’t be possible without the incredible support of our brokers. Our brokers are essential to bringing in deals and we’re proud to have paid out £1.9m in arrangement fees this year.? A special shoutout goes to our standout brokers: Rainstone Money, Total Money Management and Colliers. Between these three, we completed over 17 loans, and we’re excited to continue building on this success in 2025.?

Thank you to all the brokers who have shared their valuable feedback with us. We're delighted that over 50 clients took the time to leave us Feefo reviews this year, bringing our total to 248 five-star reviews. This feedback not only demonstrates our commitment to service excellence but also helps us learn and grow by understanding our brokers' experiences and perspectives.? Thank you for your ongoing partnership and dedication!?

Our investors: The heart of our success?

While our brokers are important, we are also nothing without our investors and we want to thank you for your continued support over the past year. We’ve paid £5.6m in interest and income across the entire investor book. We now have 1,707 registered investors, including 470 actively participating in investments. This year, we welcomed over 60 new investors into our active community, with an additional 450+ registering to join us!?

Looking ahead to 2025, we’re focused on offering even more of the loan and property types you value most. Leveraging data-driven insights, we’re fine-tuning our offerings to better meet your needs.? But we’re not stopping there. With an exciting pipeline of property opportunities and ongoing collaboration with agents, we’re committed to maximising the potential of our existing portfolio and bringing you more rewarding investment options. ?

Staying connected: Transparency, insights and engagement ?

Transparency is at the heart of what we do, and we hope you’ve felt that throughout the year. Whether facing challenges or celebrating successes, we’ve aimed to keep you informed and engaged every step of the way.??

One of our key communication tools is our newsletters. Our monthly TAB Talk now reaches over 3,500 subscribers, keeping you updated on all things TAB. We’ve also enhanced our LinkedIn presence and launched the TAB Insider, a BDM-specific newsletter where different members of our sales team share their top tips and industry insights each week. This?has already attracted over 2,210 subscribers!?

On a personal note, I’ve launched my own newsletter ‘One Thing,’ which you can subscribe to. Each week, I share a single lesson or insight I’ve gained, whether it’s about business, mindset, or simply my thought process. Writing these has been an enjoyable process of my year and I look forward to continuing the conversation with you in 2025.?

Spreading cheer and giving back?

Thank you for all the wonderful gifts you sent our way this year! In the past, we’ve divided the prizes among staff, but this year we decided to do something a little different.?

We raffled them off to staff, raising £350 for Crisis at Christmas! It was a fantastic way to enjoy your generosity while spreading a little extra holiday cheer.? This contribution brought the group's total charitable donations for the year to an incredible £19,179 raised through charity galas, donations and more. Thank you for helping us make a positive impact this year.?
