Industry resilience stems from trusted partnerships and innovative property solutions
March has been an exciting month for the sales team as we continue to hit the road to visit brokers across the country. Our dedicated team is making a concerted effort to connect with clients, so if you're interested in arranging a visit, reach out and we'll be there with our latest product guide in hand.
We've been actively signing up with packagers and mortgage clubs to ensure comprehensive coverage nationwide (more details below). Following our successful launch in Scotland, Jon Sturgess , our sales development director, has been visiting brokers in the region this month, further cementing relationships up North. In May, we'll be back at the NACFB Chair Funding Future Growth in Glasgow. If you're based in Scotland and missed Jon's visit, get in touch to schedule a meeting at the event.
In other news, we attended two broker roadshows, solidifying our connections within the industry and I had the privilege of attending MIPIM. More than 26,800 property professionals descended on Cannes for the four day conference. Under the South of France sunshine, I was able to connect with investors, borrowers, brokers, agents, architects, lawyers and developers.? Now, let's dive into the details:?
TAB Lending
Despite the challenges faced in the lending market and the media noise around late repayments and defaults across the industry, TAB’s portfolio continues to demonstrate resilience.
Over the past six months, our team has successfully processed numerous loan redemptions each month, totalling £45.4m across 32 loans. This accounts for 21% of the value of our current loan book, highlighting the effectiveness of our robust internal processes and the partnerships we foster with our borrowers.?
These redemption figures are a reflection of the rigorous credit processes undertaken by our underwriting team, as well as the dedicated efforts of our portfolio and recoveries team, exemplifying our commitment to efficient asset management and responsible lending practices.?
Not only was it announced that Jon Sturgess has been selected to be one of the judges at the Bridging and Commercial Awards 2024, I also sat down to be interviewed by Elliot Topham. I discussed TAB Property's mission to democratise property investment and create more liquidity in the market. By allowing people to invest in institutional-grade assets like hotels, TAB Property aims to open up opportunities previously inaccessible to everyday investors. With features like a bid/offer system for trading investments and extensive due diligence on properties, TAB Property streamlines the investment process. I highlighted the potential for proptech to transform the industry, providing more readily available information and efficient asset management. ?
FP Reporter shows
Andy Reid and Yohann Ifrah attended the Financial Reporter Events Roadshow in Leicester, before Andy and Sophie Meller then presented at the Watford Roadshow. In addition to catching up with brokers and discussing TAB's product offerings, they hosted an engaging roundtable discussion titled "Holistic lending: Why lenders should be taking a life cycle lending approach."?

This session explored the benefits of providing end-to-end financing solutions across a property investments life cycle. Brokers gained insights into working with lenders offering a comprehensive product suite encompassing bridging loans, refurbishment finance and term debt. By sticking with one lender, brokers can unlock speed, efficiency and continuity; simplifying the lending process.
This holistic strategy positions brokers as trusted property advisers, guiding clients through the full investment cycle, and creates opportunities to build long-lasting client relationships and uncover new revenue streams. The session was extremely well received, so much so, we are turning this discussion into a webinar which you will be able to watch over on TAB U very soon! MIPIM 2024
To round off this newsletter, I couldn't leave without mentioning my time at MIPIM 2024. This marked my fifth consecutive year in attendance, and while there I had the pleasure of speaking with veterans who have attended an impressive 27 years in a row – since its inception! MIPIM is a great event, providing an opportunity to catch up with professionals from every facet of the property industry.
Numerous conversations revolved around the future of the industry and I had the chance to connect with several property agents, experts, investors, developers and brokers. I also hosted a dinner for some of TAB’s key partners and I’m already looking forward to next year's event!
