If we consider the first 42 flips I did overall, they sold for ￡402k more than we predicted in our deal reports – on average +￡9500 for each property. However, in reality three sold way over, many sold a few thousand over, one in five sold just under and two sold very badly.

It’s to be expected, so don’t let it get you down. It is nearly impossible to predict all eventualities and sometimes things just sneak up on you. It happens to the best of us, so just keep working hard, learning and moving forward.
