The Sultanate of Oman has embarked on an ambitious venture to build Haitham City, a sustainable and innovative urban center dedicated to His Highness Sultan Haitham Bin Tariq. With a projected investment of over $10 billion, this monumental city is set to cover more than 14 million square meters—making it one of Oman’s largest urban developments and a significant expansion for the Muscat Governorate. Strategically situated north of Muscat, near the Seeb and Al Mabela areas, Haitham City is envisioned to become a thriving hub for 100,000 residents with more than 20,000 housing units, along with educational, medical, commercial, and recreational facilities.

The groundwork for Haitham City is already underway, with leveling and essential infrastructure, including underground piping and cabling, beginning to take shape. The city will incorporate renewable energy solutions, particularly solar power, to meet its entire electricity demand. Additionally, waste-to-energy transition plants will align with the city’s zero-waste policy, ensuring a sustainable approach across the project’s life cycle. Oman’s rich architectural traditions will be preserved and blended with modern eco-friendly designs, prioritizing environmental conservation by reducing pollution and waste generation.

Phase-Wise Investments and Developments in Haitham City

First Phase (2024 – 2030)

  • Area: 5 million square meters
  • Developments: Construction of six modern, integrated neighborhoods spanning 2.2 million square meters, a central park, and a scenic valley covering 1.6 million square meters.
  • Facilities: Residential units, private hospitals, schools, gas stations, and office spaces.
  • Occupancy: Estimated to house 35,000 people with 6,743 residential units.

Second Phase (2028 – 2035)

  • Area: 2.6 million square meters
  • Developments: Addition of 4,200 housing units within 1.4 million square meters.
  • Occupancy: Designed to accommodate 23,000 people.

Third Phase (2033 – 2040)

  • Area: 2.3 million square meters
  • Developments: 3,500 housing units, covering 1.3 million square meters, with facilities such as parks and public services.
  • Occupancy: Capable of supporting 21,000 residents.

Fourth Phase (2038 – 2045)

  • Area: 5.5 million square meters
  • Developments: 4,500 residential units within 1.9 million square meters, with additional commercial and recreational spaces.
  • Occupancy: Capacity to house 26,000 people.
