SUBJECT TO TRANSACTIONS - DEVELOPMENTS

The above is something most if not all developers come across daily.

When your OTP (Offer to Purchase) is signed and the buyer tells you that he/she must still sell an existing property to by from you. It is almost always considered as a "wasted" deal and with a large number of transactions this deal never materialises and all you do is remarketing the property and the new buyer is left and is never heard of again.

This condition is all OTP's, in general, gives the new buyer 90 days to sell his/her existing property through a Realtor that is not known to the developer and in most/all cases the developer never hears from the Realtor again.

I am offering "ONE-STOP" service to ALL developers that where this condition is required a professional service to assist with minimising the delay by taking ALL these transactions and with a Profesional Team and Management to help your clients to sell their property.


All that is needed is - 1) That you on the date of you accepting your offer, you inform me via e-mail; 2) I will ensure that within 24hrs that your buyer is contacted and an appointment will be made to do the necessary visit and listing of their property; 3) I will supply you with weekly updates on the progress of the transaction; 4) I will in all cases endeavour to if a Sale is done to instruct your transferring Attorneys, alternatively my in-house group of Attorneys that are registered with ALL major Banks as both transferring and bond attorneys; 5) I will use my in-house Mortgage Originators to secure finance for the new purchaser timeously; 6) I will also arrange that on conclusion of a successful REGISTERED transaction an amount of R5,000 will be paid to you a "REFERAL".

What I would need is - 1) The Developer/s allows me to also sell their properties; 2) That the Developer pays me a fixed commission at a rate of 4% (VAT incl.) for every successful (REGISTERED) transaction. 3) That the Developer supplies all relevant info regarding the said development.

PERSONAL BACKGROUND DETAILS - I am a FULL STATUS - NON PRINCIPAL REALTOR; - I have my NQF5 qualification; - I have an updated Fidelity Fund Certificate; - I have been involved in property both directly and indirectly since 1981. This consists of around 22yrs Banking experience (Mortgages) and 17yrs direct marketing of Developments. - Current specialities = Retirement Estates development; and = General developments. - I will on request submit copies of FFC and CV if requested.
