Why is it that some clients always seem to get properties at a discount or in developments that have particularly good returns? They rarely buy off Rightmove like everybody else and manage to build property portfolios at a faster rate.
It's because they are strategic with their plans.
They are prepared to use professionals to find them what they want and they are open to ideas that will help them achieve their aims.
So how do you know if you are using the right firm or just taking a punt?
Of course you have to do your own due diligence to make sure what’s on offer meets your own property buying criteria. But by simply asking us, we can point you in the right direction.
Nearly half of our business done is for landlords and investors purchasing property to either rent out or renovate to sell on. Why not leverage the knowledge of others?
This week my business partner, Paul Rawson and I took a trip over the border into Yorkshire to visit two of our key partners.
The first company is owned and run by two guys who are clearly passionate about what they do. They link up those wanting to purchase property at the right price with developers who want to sell their properties quicker and move onto their next project.
Unlike some competitors, they don’t take out all of the profit from the developer, so there is plenty of equity left in for the developer to continue building new sites and for those buying they can still achieve a discount to market value but also get a strong rental return for their money.
We saw their team in action and their knowledge of each development and area is impressive, meaning investors come back again and again. This takes the hassle and time out of hunting around yourself for the right property to buy. Because Developers get a fair deal too, many of them use the guys to continually sell on their stock.
The second company Paul and I went to see started out as a Property Sourcing company. When you look around there are lots of Property Sourcer's where their job is to order, take and go and find you what you’re looking for and something that matches your criteria.
For example, a 3 bed terraced in Greater Manchester for £120k - £150k generating £700 - £900 a month. Something that could benefit further from a light refurbishment and so greater value can be added.
These properties are picked up off market from sellers that are motivated to sell quickly and so bypass the usual estate agency and Rightmove route. There are various reasons why a seller might want to sell quickly including divorce settlement, emigration, probate etc.
The discounts achieved are often in the 10% - 20% below market value range. If the property can benefit from a bit of modernisation, then a further uplift in value can be had.
Although a traditional Buy To Let mortgage can be arranged by us to purchase most properties, there are other ways so your deposit is less, meaning more of your funds can be used for something else or to acquire more property.
What was clear again to Paul and I was the level of professionalism and passion at both firms. This was noticed not just in the owners, which you might expect, but in their teams as well.
