Stop Worrying About What The Fed Does (Use This Strategy for The Rest of 2024)

Today, I want to share a reminder about the type of real estate investing you should focus on in 2024.

With rising interest rates, discussions on YouTube and the internet are buzzing.

But honestly, does it really matter what the Fed is doing?

For hundreds of years, creative finance has been the cornerstone of real estate strategies, and it remains so.


Why Creative Finance?

It's simply the best strategy for buying real estate and create win/wins for everyone involved.

This past week, our team closed on a $1M of properties using subject-to.

And that's not all. We also do seller finance, lease options, wraps, novation agreements, and all sorts of other creative strategies.


The Power of Collaboration

Real estate is the ultimate collaborative sport.

You've got wholesalers, bird dogs, private money lenders, transaction coordinators, agents, buyers, contractors – everyone working together.

The more people who know how to do this, the more sellers we can help. Collaboration is key.

Here's a quick story:

Deadra, a seller, found me on Instagram. She needed help because all offers were below the mortgage balance. She was about to lose her home to foreclosure. We paid off her arrears and took over her 3.67% Mortgage.

Finding SubTo Deals

So, how do you get subject-to deals in 2024? Here are a few ways:

  1. Join the SubTo Community: Buy deals from other SubTo members and do JV deals. Whether you're the buyer or the wholesaler, it doesn't matter.
  2. InvestorLift.com: My friends list their subject-to properties here.
  3. Join My Buyers List: We wholesale these deals across the country... don't miss these opportunities.


Lists to Focus On

If you want to lock up contracts and wholesale them, focus on these lists:

  • Expired Listings: We use a company called Vulcan 7.
  • Low Equity Listings: We get these from Propwire (Free).

Every day, 15,000 new expired listings pop up. People say we have an inventory problem, but that's not true. We have an affordability problem because of high interest rates.


The Only Strategies to Focus On

For the remainder of 2024 focus on subject-to and seller finance deals. Here's an example: I bought a house in Louisville with only $10K down, no credit check, and no bank involved. The seller sold it to me on 0% seller finance.
