Stockton is a small rural community in Baldwin county, Alabama. With a population of less than 600 residents, Stockton is the 321th largest community in Alabama.

Stockton lacks a public transit system to get to and from work, buy groceries, or take the kids to their doctor's appointment, so you'll want a car. Regardless of the means by which you commute around town, Stockton is notable in that residents have a short commute to work than most places, with a commute time from home to work for those of us who live here is about 30 minutes on average.

The average rental price in Stockton is just over $1500 to $2100 a month, while the average rental costs here is higher than 85 percent of other towns and cities in Alabama.

Stockton is home to a certain type of people called "urban retreatest", both educated and wealthy, they tend to be older and richer than most. "Urban retreatest" aren't just about being educated and well-off, it's also one's state of mind and they enjoy living in small towns, suburbs and rural areas, but they start off life in big cities. Fortunately, for the other locals these people support the arts and are high-end shoppers, and love to travel.

The residents of Stockton is a highly educated community compared to the national average with over 55 percent of adults having at least a bachelor's degree. Compare that to the average community in America, which has just under 22 percent with a bachelor's degree or higher. Of course, these days when you get a higher education it comes with a lot of debt! So, if you're someone who falls into this scenario, consider your options long before thinking about purchasing a home, and even before the ink is dry on your student loan note!

There are two measures for understanding income: the average and the extremes. While a neighborhood may be relatively wealthy overall, it is equally important to understand the rate of people - particularly children - who are living at or below the federal poverty line, which is extremely low income.

The per capita income in Stockton last reported was just under $50,000, which is a well-to-do income in Alabama. This equates to an annual income of $200,000 for a family of four, while over 13 percent of the children live below the federal poverty line. Simply put, we can do better and that begins with a good education!

Real estate in Stockton is primarily made up of medium sized single-family and manufactured homes, with a high ratio of owners. Many of the residences in Stockton are newer, established, built between 1970 to present day.

Stockton is a very good place for families with it's combination of good schools, low crime, college-educated neighbors who tend to support education.

Stockton vacancy rates are low, and the current real estate vacancy rate is under 10 percent.

The construction of new homes and other real estate development can be taken as an good indication that the local Stockton economy is robust, the communities amenities are attracting an influx of new residents.

Stockton is well within the Zero Down Payment guidelines set for a USDA Rural Development Home Loan, or the low down payment FHA One Time Close Construction Home Loan Program.
