Step 1: Attend a Homeownership Orientation
The first step in your homeownership journey with Habitat OC is attending an orientation. These sessions are designed to provide comprehensive information about the program, including the application process, eligibility criteria, and the benefits of becoming a Habitat homeowner. Attending an orientation is mandatory, as it ensures you receive the most current and accurate information.?
Why Attend an Orientation?

Step 2: Understand Your Financial Situation
Before diving into the application process, it’s important to have a clear understanding of your financial situation. Habitat OC evaluates two key metrics: your debt-to-income ratio and your total household income.
Debt-to-Income Ratio
Your debt-to-income ratio must be less than 10%. This means your monthly debt payments should not exceed 10% of your gross monthly income. For example, if your gross monthly income is $4,000, your total debt payments should be $400 or less.?
Total Household Income
Habitat OC looks at the income of all adult household members who will be living in the home. This includes income from employment, disability, Social Security, alimony, and child support. Your total household income must fall within the range appropriate for your family size . The specific income limits vary based on HUD guidelines and the number of people in your household.
Step 3: Apply for the Program
Once you have a good grasp of your financial situation, you can begin the application process. Keep in mind that you can only apply if you have attended an orientation within the last 90 days. The application process involves submitting documentation to verify your income, credit, and other relevant information.

Step 4: Complete Sweat Equity Requirements
Habitat OC requires homebuyers to contribute sweat equity hours as part of their commitment to the program. Sweat equity involves participating in the construction of your home or other Habitat homes, attending classes, or volunteering at Habitat OC events or ReStores.?
Sweat Equity Requirements
These hours must be completed within a specified timeframe, typically 10-12 months for new construction and 4-5 months for resale homes.
Step 5: Secure Financing and Close on Your Home
Once you have met all the program requirements, including completing your sweat equity hours, you will work with Habitat OC to secure financing and close on your home. Habitat OC sells homes at a price your family can afford, with total monthly housing expenses (including mortgage, property tax, and HOA fees) not exceeding 30-35% of your gross monthly income.
