8.????? Tax Implications: Selling a home may have tax consequences, especially if it’s a second home or investment property. Concerns over capital gains taxes or loss of certain tax benefits can cause hesitation.??Consulting a tax professional is always a part of our plan. ?????

Family or Life Events: Major life events such as marriage, divorce, the birth of a child, or the death of a family member can delay the decision to sell, as these situations often come with emotional or logistical complications.??Preparing for some of these situations come with challenging conversations & decisions & we are ready willing & able to help you win with what we know. ?????

10.???? Desire for Stability: Some people prefer stability over change. They may value staying in their current home & community more than the potential financial gain from selling during an optimal market. This is more common than you'd think, & that's ok. The challenge is with employment, retirement, medial access, levels in your home, accessibility to other necessities should be considered during an opportunity window in the market. With your specific entire equation in mind, this may not come more than once every 10-20 years!
