TO STAGE OR NOT TO STAGE

To stage or not stage is the question


I often hear and/or get asked by clients if they should stage their home?  First let me say MY BELIEF is it is a personal choice.  I believe the BEST thing you can do to sell your property is price it correctly.  That being said here are some arguements for and against stageing
PRO
A lot of buyers have NO imagination, they sometimes need a really good visual on how space is best utilized in a home, what types of decor may look nice.  This can be anything from bed sizes, bedding, window coverings, dressers, closet organizers.  Lets face it the BIGGEST PRO I will answer with a question.  How many brand new model homes from a builder are NOT staged?  I do not know in my 29 years I have ever seen one!  The model homes have all the "goodies" from flooring, countertops designor paint and more. Its hard NOT to fall in love with that presentation right?
Con:
What if you are still living in the property? Have a family that is younger and probably has children attending elementary or middle school?  Keeping the home tidy is a challenge not alone "staging" it.  Living in it or not what if your budget does not allow you to stage?  There are programs that will stage and allow you pay at close of escrow or maybe your realtor or part of the team will "front" the cost for you?  At any rate if it is not free and your money is funny it could add to the financial stress to the family looking to make a move.
Of course the BEST presentation along with the BEST price is what not only will help your home sell but it may help it sell sooner and for more money than your competition.
