STABILISING BAKERY FLOOR TO MEET REGULATIONS AND CONTINUE TRADE

Bakers Delight is one of Australia’s most recognisable bakery franchises. They have been serving baked goods to the Australian population since 1980 and now have over 650 stores in Australia, New Zealand, Canada and the United States.
The Situation
A Bakers Delight store located in New South Wales was at risk of failing their next health regulation inspection. Not because they were intentionally operating out of an unclean store but because of tiny, hairline cracks in the concrete surface of their floor. The health inspector had identified these as a potential hygiene concern on their last visit, stating that bacteria would likely be breeding inside these surface cracks.
Keen to continue to produce amazing baked goods on their premises and to maintain their good reputation and pass their health inspection, the owners of the Bakers Delight franchise and Colliers, the maintenance division responsible for taking care of all shops within the complex, contacted the team at Resinject to see if we could help.
Due to the potential large costs to shut down the bakery for extended periods of time whilst the floor was repaired, Colliers sought a more cost and time efficient solution to this problem.
As the bakery was forced to be shut for flooring repairs they also decided to undertake other maintenance of the premises to keep the shutdown to an absolute minimum. It was therefore required for everyone involved to coordinate with other trades on site and stick to an efficient schedule.
Our Solution
Colliers engaged Resinject to propose a suitable solution to repair the concrete floor, that would have the bakery closed for business for as little time as possible. Subsequently, Resinject’s experienced consultants promptly attended the site and assessed the issue.
It was discovered that the concrete floor did not need lifting and releveling but that a thin layer (100ml) of additional concrete had been poured over the original floor in an earlier repair job. Due to subsidence, the upper flooring layer had moved which resulted in the tiny hairline cracks.

To consolidate and stabilise the floor, Resinject proposed a 1.2m grid spacing injection sequence through the underside of the slab to prevent further cracking.
Colliers agreed to the proposed solution and Resinject’s services were booked in for shortly thereafter.
Resinject efficiently coordinated with the other trades on site and set to work injecting the underside of the slab. The voids that had been created by the subsidence were filled with resin as it expanded which repressurised and stabilised the concrete slab preventing further cracking.
After the stabilisation occurred it was time to seal the cracks. A concrete resurfacing company was engaged to reseal the slab using an apoxyresin. This was the final piece to seal the existing cracks and provide the bakery with a sterile, easy to clean flooring surface on which to trade.
The Results
After completing the proposed consolidating and stabilising solution, Resinject was able to confirm that the concrete slab was secure and would experience no further cracking for many years to come.
Furthermore, Resinject services were completed within a minimal timeframe in collaboration with other trades on site and the bakery was able to return to trade immediately thereafter.
