St Petersburg Florida -Real Time Market Statistics
Remember all those 2018 Housing Market Predictions? What actually happened in the housing market of 2018?
Many of my clients are asking me about the current housing market in St Petersburg, FL. There are those who try to predict the future, I do my best just to stay current on a month by month basis. Some 2018 predictions -"Pace of sales will slow but not for long...Price Growth will slow but not stop,"(Sharf, Samantha, Forbes Jan 3 2018). "Home prices keep rising, deterring would be buyers...People are buying fewer home,"(Depillis, Lydia CNN Business Aug 28, 2018). In an effort to give my clients reliable answers, I spent the day digging in and looking at some real numbers in the St Petersburg Market as a whole.
Based on research from the Florida Regional MLS, I put together a study of units sold, and median sale prices of different price bands in St Petersburg city limits. These statistics reveal prices were stable, with very little increase in the median sales price in most price categories. The only exception was the Luxury Home Market. Overall the High End Luxury Market has seen a 4% decrease in the median sale price with other price bands experiencing less than 1% median sale price change. Interesting to see how the median sale prices have leveled out. What I found most interesting was a significant increase, between 8% and 20%, in overall units sold in all price brackets except the lowest end. Below is a link to my data. I would like to hear from some of my peers on these statistics, feel free to contribute your thoughts and opinions.

6 年Per your message request for feedback on this article: Decent. But I'm not going to follow a link to a Google Docs page. I suspect a lot of other readers will not either. It would be better to insert the data into the article itself. The best way is to ensure the text is readable, so that it can be read by search engine bots.? But if you don't want to take that time, you can easily take screen shots of the data, save them as graphic files, and insert them into the article as photos.? At least this way your audience can view all of your data without navigating away from your article, which will likely cause 50% or more of your readers not to view the data at all.
