Spotlight on: Affordable Housing Finance Readers’ Choice Finalist: WSFSSH at West 108

While New York City is often touted as the “Greatest City in the World,” the underlying implication is that this rings true for those with means and opportunity. The City is often recognized and known for the opulence of Wall Street, the magnificence of Times Square and the glitz and glam of Broadway. Though these are sites to behold, too often, the lower-income and less fortunate are forgotten about in the grand scheme of community acceptance.
WEST SIDE FEDERATION FOR SENIOR AND SUPPORTIVE HOUSING (WSFSSH) – an organization with an expertise in meeting the needs of aging individuals who are low-income, living with disabilities and/or experiencing homelessness – ?wanted to ensure that the ideals of NYC as the “Greatest City in the World” could be attainable for all people. With funding from NEF and an investment from 摩根大通 , WSFSSH developed a new, two-condo construction that would become known as WSFSSH at West 108.
Situated in the Upper West Side, which is very expensive and has an extreme affordable housing shortage, WSFSSH at West 108 brings 199 affordable units to the neighborhood (with one of these units reserved for the building manager). Of that total, 119 are supportive housing apartments for the formerly homeless:

For WSFSSH, one of the biggest challenges is supporting the transition from homelessness to supportive housing for seniors. Through ample discussion and planning, the team strategically decided to create a co-location between permanent supportive housing and shelter space, offering opportunities for residents to transition from Valley Lodge, a 110-bed shelter for seniors that is run by WSFSSH, directly into permanent supportive housing at West 108. Valley Lodge had previously been operated in a different building on the block, but moving to the new residence joined with West 108 allowed the team to create a pathway and unique design, pooling resources and pioneering a method of creating sustainable permanent supportive housing. The co-location also enables social workers and building management staff to support and empower shelter clients, permanent supportive housing residents and low-income families alike.
