Q: Tell us about Adlen Properties.

A: Adlen Properties is a real estate company that specializes in offering a comprehensive range of properties for sale including residential and commercial properties. We manage some apartments for property owners and we also act as a middleman between owners and guests. We also provide a unique opportunity for property owners to maximize investment returns through short lets. We facilitate the process of listing, managing properties on airbnb, and ensuring a seamless experience for both property owners and guests.?

Q: Why did you venture into short-term rentals? And how long have you been in this industry?

A: I had some clients reaching out to me asking for me to link them up to some shortlet apartments. I did that for a few clients and I decided to explore short lets too as there was a demand for them.

We have been in the short-let business for a year and a half now. We manage 3 apartments right now.?

Q: How would you describe your experience in the shortlet scene so far?

A: It has been interesting. Yet it can be very challenging on some days. Being a middleman for so many apartments can be stressful as you cannot be in all the apartments at the same time. When you get to work with some apartment owners who don’t maintain their apartments carefully, it can also get challenging. Cos as a middleman, you deal directly with the guests and they may not fully understand that you don’t own or have much control over the apartment.

However, being a middleman can be quite lucrative without being too capital-intensive. All I need to do is to contact apartment owners and link them up with clients.

Q: What do you do as a short-let property manager? Paint a picture of a typical day in your life as a property manager.

A: I confirm availability and share availability status with other agents that market the apartment. If there are requests, I attend to them. After booking and payments have been confirmed, I ensure everything is in order in the apartment and ensure that the client is comfortable or the housekeeper on-ground attends to the client well.

Q: What is your apartment variety?

A: We have 2 units of 3-bedroom apartments and one unit of a one-bedroom apartment. They are all located in Ikeja.

Q: What’s one thing that makes your short-let business stand out?

A: I would say we are very customer-driven. We try as much as we can to make our guests comfortable. We try our very best to give them top-notch services. Although, there are times when we do everything right on our end, as middlemen, but the apartment owner does not put in as much effort as we do. Instances like these can affect our services. Despite this, we make it a primary purpose to give clients the best experience possible, and that is why we get a lot of referrals.?
