[SPECIAL] Rymer Report: Advice for Mobile Home Park Owners Facing Severe Flooding

As we reflect on the recent challenges faced by so many communities across the United States due to the devastating impacts of Hurricane Helene and the severe flooding that followed, our hearts go out to all those affected. We acknowledge the struggles and hardships endured by individuals and families as they navigate the aftermath of this disaster. The resilience and strength shown by these communities inspire us all during such difficult times.

At Hankins Village MHP in Marion, NC, we are grateful to report that our MH community has experienced minimal damage being suited high up overlooking the city. However, we believe it is our responsibility to extend support to our neighbors and fellow MH neighbors who have been more significantly impacted. In light of this, we have reached out to peer properties in our area to assist in housing displaced tenants. We have also spoken to city officials, offering any assistance possible to aid in this disaster that has uprooted so many.

We hope that other landlords in any other region will follow our actions, making temporary housing available and opening their doors and hearts to their neighboring residents most effected.

Severe flooding can pose significant challenges for mobile home park owners. Here’s a comprehensive guide on how to respond effectively, support tenants, and prepare for future incidents.

Immediate Actions Post-Flooding

  1. Contact Emergency Services: If flooding has caused immediate danger, contact local emergency services for assistance. They can help ensure the safety of residents and provide guidance on evacuation if necessary.
  2. Assess Damage: After ensuring safety, conduct a thorough assessment of the damage to the park and individual homes. Document everything for insurance purposes.
  3. Communicate with Tenants: Keep open lines of communication with your tenants. Inform them about the situation, what steps are being taken, and how they can report damage or seek assistance.
  4. Contact Insurance Providers: Reach out to your insurance company to report the damage and begin the claims process. Ensure you have all necessary documentation ready.
  5. Local Resources: Utilize local resources for recovery assistance. This may include contacting local government agencies or disaster relief organizations that can provide support and resources for recovery.

Remediation Steps for Community and Homes

  1. Clean-Up Operations: Organize clean-up efforts to remove debris and assess structural integrity. This may involve hiring professionals for hazardous materials or extensive damage.
  2. Repair and Restoration: Begin repairs on damaged homes and community facilities. Ensure that all repairs meet local building codes and safety standards.
  3. Support for Tenants: Provide assistance to tenants in need, such as temporary housing solutions or financial aid for repairs. Establish a clear process for tenants to report their needs.
  4. Elevate Homes: For future prevention, consider advising homeowners to elevate their mobile homes if they are in high-risk flood areas. This can significantly reduce the risk of flood damage

Preparing for Future Flooding

  1. Develop an Emergency Plan: Create a comprehensive emergency plan that includes evacuation routes, communication strategies, and safety protocols. Ensure all residents are familiar with this plan.
  2. Community Shelter: Consider developing a structurally reinforced community building that can serve as a shelter during storms and disasters
  3. Flood Insurance: Encourage tenants to obtain flood insurance, especially if they live in high-risk areas. This can provide financial protection in the event of future flooding.
  4. Regular Maintenance and Inspections: Implement regular maintenance checks on drainage systems and other infrastructure to ensure they are functioning properly and can handle heavy rainfall.
  5. Education and Training: Provide education for residents on flood preparedness, including how to secure their homes and what to do in case of an emergency.

By taking these steps, mobile home park owners can not only respond effectively to severe flooding but also mitigate future risks and support their community in times of need.
