As the song goes, ?? wake me up when September ends ?? but at Spaciotempo HQ we’ve been so busy delivering our busy schedule of Summer building projects that we’ve not even had time to rest.
Can you believe that quarter 3 of 2023 is done and dusted? When we did the math, we had delivered 19 projects in the last few months, providing a whopping 8,088m2 covered floor space in the process.

???News: Addressing the RAAC crisis in UK schools ???
The educational landscape in the UK is facing an unprecedented challenge. Addressing the RAAC crisis (Reinforced Autoclaved Aerated Concrete) has raised serious concerns about the safety of our school buildings.
Many schools have discovered the pressing dangers associated with this type of concrete, with potential risks posed to both students and staff members. This has led to numerous partial or full school closures. Following Covid and strike action, this places further strain on an already stretched educational system.

??? Case Study: Laing O’Rourke / Everton FC Stadium
Requirement:
To increase storage and warehousing capabilities for Everton Football Stadium, contributing to continuation and progress of Laing O’Rourke site build. To work alongside a supplier that manufactures its own materials.
Solution:
Positioned on Liverpool’s world-famous waterfront, the new 52,888-seater football stadium for Everton FC will be the catalyst for the regeneration of North Liverpool and its vibrant community. Laing O’Rourke as the main contractor for the £555 million stadium, has set its sights on an ambitious delivery programme that would enable the first match to be played there during the 2024/25 season.
To enable the continuation and progression of the stadium build, Laing O’Rourke contacted Spaciotempo with the need for a 10m x 30m x 4m, 300m2 temporary building to increase it’s warehousing and storage capabilities. Almost acting as a temporary construction building too, our facilities once again demonstrate their true versatility.
With our robust storage facility sitting proudly by the River Mersey, certain requirements needed to be addressed to maximise its efficiency. In the thorough scoping and planning phases of the project, a process we follow each and every time , it was clear that there was a need to make sure that our temporary warehouse was watertight to reduce risk of flooding.
To bolster the defences, we installed our innovative Z shape plates. These were fitted to the cladding panels at base height, fixed 30mm into the ground surface to form the protective Z shape and sealed with Tec 7 Sealant. It was sealed around the entire perimeter of the building, except for access points, and protects covered areas where water and even unwanted vermin might otherwise penetrate.
Another must for Laing O’Rourke, was to have plenty of racking to store a maximum of 84 pallets which would be essential for their operational success. Paired with a PVC coated polyester flame-retardant fabric on the exterior, our Neivelu temporary storage structure now operates at full potential ensuring maximum safety and coverage.
Located in the Northwest of England, the building can be exposed to a cold snap which would, in certain circumstances, hold up play. To ensure the construction workers are protected against the elements, sufficient thermo roofing was put in place. This additional feature is essential to keeping the project running smoothly through the cold and wet winter months. Thermo roofing, with its temperature-regulating properties, will play an important role in enhancing energy efficiency and maintaining optimal climate control within the building.

Spaciotempo, a specialist in temporary building construction, conducted a full site survey, marked out where the structure would go, and designed a bespoke modular building to fit the purpose. Planning Permission and Building Regulations
Temporary buildings are subject to planning permission and building regulations, despite no groundworks being required, because they actually offer a semi-permanent solution when in situ. It is important to check with your local authority and ensure that your building complies with these regulations. Spaciotempo worked closely with Avonline to ensure their building met all necessary regulations and provided drawings and proposals for approval before manufacturing the frame.
Space, Location and Access
The availability of space and the location of your site can have a significant impact on the design and installation of your temporary structure. Avonline had very limited space on their site, and Spaciotempo worked closely with them to install the building on quieter days to avoid disrupting their operations. Spaciotempo’s range of modular buildings are surface-mounted, which means they can be added or taken away from easily, and they have a full wraparound cladding system for extra protection against the elements.
Time and Cost
Temporary buildings can be a cost-effective solution versus a fully permanent structure, but it is still important to consider the cost of the building and its installation. Avonline chose to hire the building from Spaciotempo’s fleet, enabling them to spread the cost over their operating budget. They were also able to install the building within two to three months, which is significantly faster than traditional construction methods.
Aftercare and Maintenance
Modular construction may require aftercare and maintenance to ensure they last as long as possible. Spaciotempo has a dedicated aftercare team to assist with a wide range of repairs and remedial works to ensure safety standards are consistently met. For example, they encourage their customers to have a MOT inspection after two years to ensure the building remains in good condition throughout it’s life span. The modular project completed for Avonline’s means they now have a fully portable building that is completely relocatable, and it can be dismantled and erected at another site in a matter of weeks.

As part of her duties, Kirsty will join Sally-Anne in making sure the handover process goes as smoothly as possible, when our buildings go out to our customers and when our hire fleet is returned to us, and everything else along the way. Ensuring our buildings are delivered, installed, dismantled and looked after when they are in the capable hands of our clients would not be made possible without the fantastic behind the scenes work the ladies do.
On her new role, she said: “Having vast experience in Administration and Customer Service roles I hope to bring some of these skills to my new employment as Project Co-Ordinator with Spaciotempo. Learning from and working alongside Sally-Anne, I’m sure I’ll quickly gain further knowledge of the product, processes, and procedures in order to provide our customers with a best possible experience, time after time.”
