The Fiji Islands are a paradise in the South Pacific. Great place to visit. But would you want to buy land here? Good question. This is definitely a dream location. It's way out from the USA. It's about an 11 hour flight from Los Angeles. Weather was great the first few days. But it's been raining straight for the last two days.

 

Fiji is an island country in Melanesia in the South Pacific Ocean about 1,100 nautical miles (2,000 km; 1,300 mi) northeast of New Zealand's North Island. Its closest neighbours are Vanuatu to the west, New Caledonia to the southwest, New Zealand's Kermadec Islands to the southeast, Tonga to the east, the Samoas and France's Wallis and Futuna to the northeast, and Tuvalu to the north. Fiji is an archipelago of more than 330 islands, of which 110 are permanently inhabited, and more than 500 islets, amounting to a total land area of about 18,300 square kilometres (7,100 sq mi). The farthest island is Ono-i-Lau. The two major islands, Viti Levu and Vanua Levu, account for 87% of the population of almost 860,000. The capital, Suva on Viti Levu, serves as Fiji's principal cruise port.[11] About three-quarters of Fijians live on Viti Levu's coasts, either in Suva or in smaller urban centres like Nadi (tourism)[11] or Lautoka (sugar cane industry). We are visiting the largest island in Fiji called Viti Levu. This is the slow 'winter' season down here. We are staying over a blues nightclub & restaurant in an Airbnb apartment rental. Just saw the blues house band the other night. On the downside, this place is full of night visitor mosquitoes as there are lily pad lakes here and we had all the windows & patio doors open & the mosquitoes got real thick. Had to close everything up. Used a big fan to stay cool in the closed up bedroom.

 

The residents here are very friendly. They don't seem to be faking it. Or they are really good actors. Tipping is frowned upon here and so far that seems to be a pretty serious expectation - that tourists do not and don't have to tip. This saves tourists money for other things while visiting here.

 

The snorkeling was great on the day we went out. Wasn't raining that day but was cloudy. The fish we saw would be brighter no doubt on a sunny day. Saw a poisonous sea snake that wanted to hang around the snorkelers.

 

Saw a land offering in one of the local newspapers. It's Taveuni Estates Fiji on Taveuni Island. Cost for an acre land plot start at $35K Fijian dollars which is about half that in U.S. dollars or around $17,500. Annual maintenance fees on your lot would be about $750 in U.S. dollars. That would include all water used, road maintenance, and the use of all facilities. You need to sign a deed of covenant. This is what the ad states. Haven't verified any of this personally or directly. Not interested in buying yet but point is... you can buy land anywhere in the world, not just San Felipe, Baja that I have written about so much.

 

Need to think about this idea of being so far out. In a way, it sounds great. The online sales pitch from the Taveuni developer goes like this: "Taveuni Estates is a 4000-acre privately owned real estate development on Taveuni Island, third largest in Fiji. Pristine rain forests, idyllic waterfalls, beaches with azure waters… Taveuni has it all. Fiji Real Estate is often leasehold and increasingly overcrowded. Taveuni Estates however, offers prime Fiji real estate, with lots averaging an acre in size and featuring some of the most stunning ocean vistas to be found anywhere in the world... Each lot is accessed by tar-sealed roads and serviced with fresh, piped mountain spring water. The land for sale ranges in elevation from oceanfront to mountaintop and the real estate development has been designed to maximize privacy and ocean views from each home site." - https://taveuniestates.com/

Talked to some real estate agents here at Pacific Harbour on Viti Levu island, Fiji and they were saying the land lots offering over on Taveuni island is low priced. A new law was passed in Fiji where foreign buyers of building lots have to complete the construction process within two years. A minimum must be spent on building a house where plans need to be approved of $275K Fijian dollars, which is approx. $137K -$138K in U.S. dollars required to be spent on construction of the house.
