My experience of owning units in a sectional title scheme is just plain poor. Trustees are generally largely ignorant of the laws governing such schemes and who is generally aided by a managing agent who isn't much better.
I heard the case of an ignorant board of trustees who sought to punish a tenant because the landlord was in arrears with levies. The trustees do not have this power or right.
I have found that trustees are generally terrified when you tell them via your attorney, that you will you will hold them individually liable when you proceed as you intend, against them in court. An advocate friend of mine always says that the threat of personal damages, much like the imminent fear of death, tends to focus the mind. Even the professional advisors tend to react swiftly.
