Some house flippers are doing non-standard repairs. In the past couple of weeks I have done 8 home inspections and below are items that I have seen!
I believe that there was a past leak under laundry room, the wood was replaced, but fungal growth emerged. It takes only a drop of water for fungal growth to thrive!
?Example of moisture damage at window that is wrap in PVC material. The window is not plumb and expanding foam material was used inside trim/frame. I suspect the entire trim/frame is totally rotted!
Nice looking tub, enclosure, and floors! Right?
This is what under the that tub looks like! Moisture damaged sub-floor and joist, non-standard repair, and fungal growth!
Another view of the area under that tub! Too much going on to discuss for this article.
If you are a house flipper or realtor of a house flipper, I encourage you to get a pre-listing home inspection to save time and money as these items I found are major and will slow the process of the home being sold! Is the cost of the home inspection worth the lost time of finding the right contractors to make repairs and days lost of acquiring the next house to flip?
