Some Homeowners Insurance requirements after the home inspection
To all my friends in the real estate industry. I felt it was necessary to make sure we understand what's happening. My name is Matt Kaplan, owner of HouseMaster Home Inspection for 24 years. I've received several calls from my clients demanding home buyers replace older items that are working/functional.
Here are some typical examples after a home buyer has an inspection and the insurance agent visits the home to issue an insurance policy. First, if the roof looks older ( and not leaking), the insurance company would like you to replace the roof before they insure you. Another item is the electrical panel. If you have an older electrical panel, the insurance company would like you to replace the panel before giving coverage. The only advice that has worked is to have that client choose a different insurance company. Have a great fall season to all.

6 年Actually just had a buyer’s insurance agent ask to do inspection on the home she’s buying, told her it was standard. I’ve never had that before- seller’s attorney not happy, prob won’t allow (your guy did the home inspection lol)
