Solving This Problem Will Pay You Very Well Indeed
Hey,
Let’s talk about problem solving.
Why?
Because people who solve problems for other people get paid.
Size matters here.
Solve a little problem, you don’t get paid much.
Solve a big problem and you can get paid really, really well.
Let me tell you about a problem that needs a solution YOU could provide.
If you’re familiar with wholesaling, then just bear with me for a moment.
Here goes.
A wholesaler finds a property.
The figures stack up for them and they negotiate a price with the seller and put the property under contract.
Escrow is opened with the title company and the wholesaler SHOULD pay earnest money (also known as EMD).
I like to describe earnest money as the engagement ring to a transaction.
It’s a demonstration of intent.
Here’s the thing.
87% of wholesalers open escrow WITHOUT earnest money.
Technically they are in breach of the contract.
That’s a problem.
So why is it so tough for wholesalers to pay the earnest money on their transaction?
Well, wholesaling is the lowest rung on the real estate ladder.
It’s the easiest place to start.
And so it will attract a lot of people who don’t have much money to start with.
OR…
…a prolific wholesaler might have as many as 5 or 6 deals on the go at any moment in time.

That means they need anywhere between $6 and $30k earnest money for all of the deals.
And most wholesalers don’t have easy access to that amount of cash.
There is money in wholesaling because the average deal will net the wholesaler $15k.
The trouble is, they need the earnest money BEFORE they get their hands on that $15k.
Where there’s a problem, there lies opportunity.
What if you were able to enter into a Joint Venture with the wholesaler?
One where you agree to fund the EMD and get a return on that investment for doing so.
Typically these transactions last between 7 and 30 days.
So you could fund $3k of EMD for a wholesale deal on Saturday…
….and then by the end of the month you would get that back AND a return on top.
That return might be as much as $1k-3k depending on the JV deal you struck with the wholesaler.
And what if you could do that but use someone else’s money to fund the EMD and not your own…
….but still take the return for yourself?
Sounds too good to be true?
Well it is true…
…and it is that good.
That’s what the Gator Method is all about.
