Slow is smooth, smooth is fast

Slow is smooth, smooth is fast

There was a story I heard once about a turtle. He dreamed of winning a race everyone told him he had no business winning. He didn’t care what people who had never run the race said. He had to compete with the hare who had always won the race so why bother?

Obviously, I was young when I heard this, and for some time as I grew up, I felt like the turtle. It didn’t matter if I was slicing deli meat, changing tires, cutting grass, DJing, or managing- I always had an admiration for people in my field who had achieved a level of respect for the work they did. Guess what?

They were rarely the “hare” or the chosen one.

They were typically the ones who applied themselves diligently to their station and season in life. As with seasons of life, there are seasons of business.

The real estate market is in a season of balancing. Residential real estate has been trading while new builds have been slower over the later year, but all of a sudden, an uptick in activity has shown new builds price adjustments may have brought some inventory into the target range for buyers- now competing with resale options.

Commercial real estate as a career choice is a hot topic- with many residential agents looking to pivot to what seems to be a very lucrative career- meanwhile, agents that have been through cycles in CRE also understand everything pivots. The puck bounced from office to retail to industrial and land development and as the markets shift so will demand for all of these.

Investment agents have gone through a season where although the market got hammered- a lot of their clients were holding portfolios worth selling even at a lower price because the delta made sense from the acquisition cost, principal pay down, and cash flow that although the public sees their sale as a perceived loss- the opportunity cost for them to sell and reallocate assets is massive with. At the same time, new investors are on the hunt for cash-flowing assets which are appearing again if you can CREATE the value and opportunity, while those waiting for deals to pencil will be left waiting through down and up markets.

Remember the tortoise. Run your race- there’s a lot of noise. Shut it out. Get clear on where you are going and stick to the basics.

Learn

Prospect

Build

Do

I’ll leave you with this parting thought

Are you clear on what you want to learn?

Are you clear on who/how you want to prospect?

Are you clear/committed on what you are trying to build?

If you are, then it is in your calendar and are you actually going to do it?

Because one day you’ll meet the version of yourself you could have been, and the only person who will have to answer for it is you.

Sincerely,

Justin Konikow

The hare may have been the fastest but the turtle had the determination. A great reminder to trust in the process. Forward is forward.
