Should you buy a JB property?

With the RTS works on the way, what do you think about JB properties? Will you buy it and travel to and fro Singapore?

On 27 Feb 2024, DBS projected a price growth of 2-3% for resale HDB due to limited supply outlook. https://www.dbs.com.sg/personal/articles/nav/my-home/sg-property-residential-outlook

99.co stated that the factors affecting HDB resale prices to be Floor, Location, Size, Condition, Supply and Demand of BTO, the remaining lease and market condition. https://www.99.co/singapore/hdb-resale-price

On 26th Jul 2024, CNA reported that HDB resale prices increase 2.3% in Q2 of 2024, and transactions went up 4%. https://www.channelnewsasia.com/singapore/hdb-resale-prices-increase-23-cent-q2-2024-transactions-increase-4506136

What about the following phenomenal transactions?

  • 5 room at 9B Boon Tiong Road and 96A Henderson road, sold at $1.588m each.
  • 275A Bishan 5 room sold at $1.568m, and
  • the overall champion to date will be Margaret Drive 5 room sold at $1,725,888!

There is one eminent truth we should all know.         

In the last case, the down payment for this deal with Stamp duty, lawyer and agent fee is estimated to be $509,179 or more! Thus, the buyer is definitely super rich to afford such a huge upfront payment.

If you look at the property portals, there are approximately 1000 listings of condominiums which are about 1200sqft that is within $1.73m quantum in the market. And out of which, about 160 units are lesser than 10 years old. This means that the buyer could have chosen any of these condominiums (private property) instead if s/he was looking at the same quantum.

What does this tell us?

A newly MOP HDB is currently sold for about $1.73m, so isn't it likely that HDB will hit $2m in future?

A penny for your thoughts         

Since JB provides a higher spending power for Singaporeans due to the exchange rate, why not live there? There is a myriad of food options, some of which are unavailable in Singapore. There are nice amenities, like car wash, nails, hair care, and many more.

Most importantly, you can get a beautiful condominium easily.

However, what are the considerations you need to be aware of?

1) Buying for own stay

2) It is unlikely a rental property

3) You also need to know how to buy a foreign property.

The legal contracts need to be interpreted and there are some details on taxes.
