She almost lost $20,000 to a scammer!

My client lives in the US. She became interested in a property before she met me. She said the realtor had told her to send money for the property after he sent the documents for her acknowledgement.

I cross-examined the property a second time. After due diligence, it was discovered that the property was still under acquisition coupled with the fact that the documents were incomplete and not authentic.

It's terrible to think that anyone will just want to sell without putting the benefits and feelings of other humans who laboured for their money into consideration. There are many investment ideas and portfolios that seem authentic but are scams. 

Imagine making money with so much effort just to lose everything due to an oversight! That's not a good thing to experience.

The reason why lots of investors fall, victim, is because most people honestly do not know the right questions to ask and loopholes to look out for before they venture into an investment. 

Important Document Titles you should look out for...

??Certificate of occupancy: This shows the real owner or occupant of the property and for how long they hold ownership over the property

?? Land Survey Plan: This document reveals the part of the land under acquisition, the size and nature of the land. 

??Deed Of Assignment: Never make a transfer of funds for any property that doesn't guarantee a Deed Of Assignment copy. This is the only proof that you made a payment and the property is now registered in your name.

??Receipt & Survey: Who pays for anything without a receipt? It is important to request a receipt after paying for any property 

 Your Document Titles are a vital part of the deal. You have to be sure that the documents are up-to-date, duly registered and recognised by the government with the necessary stamps to indicate that.
