Selling or Buying in 2022!
Real talk: there is no "slow season" in real estate! While spring is known to be the busiest time of year for buyers and sellers, us real estate agents are always busy working for you behind the scenes - year round! Here is what I will be doing this month (in between wrapping presents and making gingerbread houses)
?? Setting/planning sales goals for 2022.
?? Planning our 2022 marketing plan and determining budgets.
?? Organizing and updating my databases.
?? Volunteering - I love to give back to the community and support organizations like the South Jersey Food Bank.
?? Planning our 2022 client events - I love them so much we will be adding TWO MORE next year!
?? Reflecting on what worked in 2021 and where I want to focus professional development efforts in 2022.
?? Working with my 2022 sellers to create a game plan and prep their homes for market.
If you're thinking about buying or selling a home in 2022, don’t hesitate to reach out! I am here to help even in the "slow" season. ?
Procrastinators unite! Last-minute shopping isn’t quite as risky as it used to be, thanks to the internet and these four tips we use to make sure we consistently score gift-giving points:?

?Give gift cards to local businesses. You can swing by last-minute, and your money goes to supporting local business owners: two birds, one stone.
?Every human loves cookies - especially with so many bakeries making gluten-free and other allergy-friendly sweet treat alternatives. Baked goods tend to steal the show during the holidays; go ahead and shine!
?Curated gift baskets crush the gift-giving game. Grab your favorite candles, homemade crafts like soaps and frames, and a few local delights to create baskets that everyone appreciates.
?Tickets to events and experiences are the perfect gift when you don’t have want to deal with shopping. See what is playing nearby, explore classes or experiences offered on TripAdvisor, Airbnb, and similar platforms.
With a new year beginning in just a few days, I've been thinking about what the real estate market might look like in 2022. In 2021 we saw low interest rates, epic buyer demand and historic inventory shortages. But after two unpredictable years in real estate, experts say that 2022 will be stable and full of opportunities. Here are some industry predictions:
? CoreLogic predicts that home price growth will slow dramatically in 2022. Great news if you're a buyer looking to get great value on your next home.
? Sellers can rest assured too. At Better Homes and Gardens, analysts see no signs of an imminent housing market crash in 2022.
? Household wealth grew substantially in 2021, and in 2022 expect to see another nice boost!
Things to keep in mind: If you are considering buying a home, sooner seems to be better as prices are predicted to continue to increase through at least next year, according to Keeping Current Matters.
Mortgage rates are also expected to continue to rise in 2022. An expert at Home Qualified forecasts that the national average interest rate will stay around 3.25% for 2022. Other experts at RealtyTrac expect it to be higher, with an average rate of 3.5% by mid-year 2022 and an end-of-year rate of 3.75%.
