Sellers, beware some estate agents will overvalue your property purely to secure the listing. Only a property priced correctly will sale!

The asking price is part of the marketing. Pitched correctly it should attracted potential buyers. It is not; - an indication of value - a statement of what the seller might accept - necessarily what the estate agent advised - what a mortgage valuer might sign it off at.
