The?SOL Apartments in San Antonio, TX,?was a creative deal that solved a parking problem that had existed for the past 60 years. Achieve Investment Group combined an apartment and land beside it to create one plot of land. The result was a successful sale that generated?2.55x equity multiple returns within 4.5 years or approximately 34% per annum cash on cash return?for the passive investors.
The?Boston Woods Apartment in San Antonio, TX,?was the company's "Deep Value Add" graduation project. The property yielded an equity multiple of?3.02x return in 5 years for Achieve's passive investors or about 60% per annum cash on cash.?This was a lesson in direct marketing to sellers as it took almost 8 months to close.
